A reminder that the deadline to get your property tax lowering appeal in is on the 15th of January to lower your Washoe County property tax,  Otherwise, it may not get considered until the 2010 tax year.
 Similar to how people refinanced at the top, the same is true for some of the assessments as they tend to be high. Many Reno Homeowner’s have a false sense of security as they are still in their 3-5% cap window and may not realize their Reno home is actually appraised higher. This could affect resale down the road and other problems and expenses as well.
They ( Washoe County Assessor) generally go on a 6 month trailing average of solds and we have got them talked into blending actives now into it as well. This (blending) is similar to the home value link on this site; it combines actives and solds. Zillow for example is mostly solds. They have tried a blended model but it is fairly lame so far.
