 Matera Ridge 

A developer who wants to build about 600 dwelling units off Mount Rose Highway and is seeking permission with the Washoe Country Planning Commission.

  

 Hugh Hempel’s is proposing an amendment to the Forest Area Plan, which would update policies and future goals relating to land use.

 

However, some residents in the Galena Forest, Callahan Ranch, Mt. Rose area-Steamboat are concerned that the region would become too dense.

 

The proposal for Matera Ridge calls for 630 homes on 632 acres.  About 287 of those acres would consist of open space.  The remaining acres would be zoned as medium or low density suburban.  Hempel initially planned the build 1,200 homes on 1,200 acres but has since cut back.

 

The forest planning area is home to about 3,900 people with households averaging 2.7 dwellers each, according to Washoe County records.

 

The area plan contains 856 approved but not built units that would provide housing for about 2,200 people.

 

There is also a sister project to this called Galena Gateway next to the Lodge Restaurant and kitty corner from our Coldwell Banker Select Realty office which is being developed by Paul Zellers out of Incline Village Nv.  He is a very established Builder with a good reputation.

 

As a Realtor but also a somewhat environmentalist (except when it comes to skiing and dirt bikes),  I can see both sides of the debate and like politics and religion, I am staying out of this one.
